POSITION SUMMARY:
The Facilities Manager is responsible for ensuring that all common area physical facilities, systems, and infrastructure in this 36-unit building are operational and effectively maintained at a high standard of safety, functionality, and appearance, while adhering to applicable regulations and budgetary constraints. This role also requires ongoing physically demanding activities (sweeping, cleaning, painting). Location is Carpinteria, CA.
The compensation is approximately $60,000 per year plus employer-sponsored health coverage (an HRA up to $10,000 per year), plus includes a two bedroom one bathroom manager’s unit (rent-free with utilities covered). The facility manager is required to live onsite. The position reports to thePresident of the Board of Directors or his/her designee. (Note: This position does not market or screen for tenants.)
Key Responsibilities:
Facility Maintenance: Plan, coordinate, and perform or supervise all preventive, corrective, routine, and emergency maintenance of electrical, plumbing, structural, and other building systems.
Operations Management: Monitor and manage building systems operations, including elevator, energy use, lighting, and water to ensure efficiency and sustainability.
Compliance and Safety: Ensure compliance with local, state, and federal regulations including OSHA, fire/life safety codes, and Tenant-in-common agreement. Ensure applicable permits are acquired prior to beginning work. Enforcement of HOA policies as directed by the Board.
Communication: Effectively communicate, and where applicable coordinate, with all stakeholders – the Board, owners, tenants, and rental agents. Also, applicable city personnel and Association Management company personnel.
Vendor Coordination: Oversee the work of contractors and service providers for the common areas (examples includes trash and pest control management (birds, rodents); ensure quality of work and compliance with contractual obligations. Review (along with the board) paperwork for individual requests and obtain copies of licenses and bonding.
Budget Management: Develop and manage maintenance budgets; track expenses and prepare reports; recommend cost-saving initiatives.
Asset Management: Maintain accurate records of building systems, maintenance schedules, warranties, and equipment inventory.
Emergency Response: Develop and implement emergency response plans for building systems failures, natural disasters, and other incidents.
Project Management: Coordinate minor construction or renovation projects including timelines, resource allocation, and stakeholder communication.
Qualifications:
Education & Experience:
5+ years of progressive experience in building maintenance, with at least 2 years in a supervisory or management role.
Skills & Competencies:
Strong knowledge and experience with managing building systems (plumbing, electrical, etc.), with performing regular building maintenance (e.g. Sweeping, Vacuuming, Painting), and with using applicable tools (e.g., pressure washer, vacuum, blower, ladder, etc.)
Ability to read blueprints, technical manuals, and schematics.
Excellent leadership, problem-solving, and written and verbal communication skills.
Ability to effectively communicate via email, and have office equipment user/operational knowledge.
Self-Starter with strong organizational and time-management abilities.
